Villa situata sulla riva del lago con accesso spiaggia La Villa, unifamiliare, ad un solo livello pianterreno, si trova in riva al lago di Bracciano in località tranquilla circondata da un giardino, di circa 1500 mq, pianeggiante con accesso privato ad una spiaggetta ideale per canoisti e per chi pratica sport nautici, per chi pesca e per chi nuota; nella proprieta' è possibile parcheggiare le proprie auto gratuitamente.



La Villa, elegantemente arredata, è composta da un salone con due divani, quattro poltrone, sei sedie, un tavolo da pranzo e un televisore di 43 pollici.Le due camere da letto matrimoniali (una anche con un lettino per bambino), con bagno interno (con finestra, doccia e asciugacapelli,wc e bidet) hanno un armadio, una cassettiera sedie o poltroncine. La cucina, con un grande tavolo al centro, consente a piu' persone di mangiare insieme. Ha un televisore, un lettore DVD ed ha un punto INTERNET e WIFI. Le attrezzature di cucina sono complete di stoviglie, posate e pentole. Sono presenti: una macchina a gas per cucinare, con forno a gas; un forno a microonde, un frigorifero con freezer, una lavastoviglie, un tosta pane, un miniprimer. Accanto alla cucina c'è un bagno di servizio con una lavatrice/asciugatrice, scope, mini lavandino e WC, ferro e tavolo da stiro.La cauzione prevista, da pagare sul posto all'arrivo, verrà restituita alla partenza dopo la verifica di eventuali danni. La proprietà è recintata. Il piazzale esterno può ricevere almeno tre auto.Il portico, di circa 80 mq., è attrezzato con due grandi tavoli, sedie, poltroncine, tavolini, sdraio, luci esterne, panchine fisse, fioriere. Il giardino, pianeggiante, ha alberi di alto fusto, fiori, vigna, ed accesso diretto alla spiaggetta.



Si trova sulla riva del lago. Dista a 300 m. dalla strada provinciale raggiungibile con una strada interpoderale, ( Via Settevene Palo I tronco 18/A). Nella proprietà, cancello marrone e bianco e num. 12, in una dependance, abita il giardiniere con moglie. Orario previsto per le partenze: entro le dieci del mattino. Orario previsto per l'arrivo: dalle ore sedici del pomeriggio.

    “We recommend the house! Positiv: It's a really great vacation home, located directly on the lake with a large garden and it is a wonderful place for a relaxing holiday.

    The landlords are very friendly and helpful. We felt very comfortable. The two of us spent a 10 days vacation there in September / October and enjoyed it very much. The freedom through self-sufficiency is a big plus, especially in times of Covid19. Many large supermarkets are just a few kilometers away by car.

    In addition, the location is great for trips by rental car to Tivoli, the sea near Civitavecchia and also for a day trip to southern Tuscany. To Rome we went by train. Negativ: Our tip to the landlords: We missed a coffee machine. The Italian mocha pot in connection with the gas stove was unusual and rather difficult for us. But everything else was fine! Restaurant: ROMA BEER COMPANY in Anguillara Sabazia - tasty food, great view Ausflüge: Villa D´Este in Tivoli - it is a must see”

    “Schönes Haus mit reichlich Platz für 4 Leute. Eingezäuntes Grundstück mit viel Umschwung und direktem Seeanschtos. Küche mit dem notwendigisten ausgestattet. Zimmer und Bad genügend. Kleine Duschen. Bett in einem Zimmer hängt durch und macht Rückenschmerzen. Bett im zweiten Schlafzimmer mit dünner Matratze. Man liegt auf den Lattenrost. Unsere Freunde sind zwischen 60 und 70 Kg schwer und hatten jeden Morgen Rücken und Schulter Schmerzen.”

    “Sehr schönes, großzügiges Haus, komplett eigerichtet, riesige Terasse. Erstaunlich wenig Mücken, Haus hat aber trotzdem komplett Insektenschutz in Fenstern/Türen. Das Gärtnerehepaar wohnt auf dem Grundstück, die beiden sind aber sehr nett und diskret. Die Vermieter sind sehr freundlich, sehr gutes Englisch für Die deren Italenisch nicht so gut ist. Privater Zugang zum See, morgens schnell baden (Badeschuhe vorteilhaft) kein Problem. Das Wasser im Lago di Bracciano ist kristallklar, bis zum Meer sind es aber auch nur 25min per Auto.”

    “Wir haben den Aufenthalt in dem Haus sehr genossen. Vor allem die großzügige Terrasse und der schöne Garten haben zu unserer Erholung beigetragen. Insgesamt ist das Anwesen sehr gepflegt. Der See selbst ist wunderbar sauber und lädt zum schwimmen und Kajak fahren ein. Die Vermieter sind sehr nett und hilfsbereit. Von Bracciano aus kann man direkt mit dem Zug nach Rom fahren und auch ein Abstecher ans Meer (Santa Severa) lohnt sich. Wir können dieses Objekt empfehlen und kommen gerne wieder.”

    “Mooie ligging met klein kiezel strandje aan het meer
    Tuin is mooi groot en erg rustig.
    Ruime woonkamer en twee slaap kamers.
    Mooi terras
    In op het terrein extern gebouwdje aanwezige tuinman en beheerster zijn zeer discreet en zie je niet.
    Als je van openwater zwemmen houd heb je direct prive toegang tot het meer. Heel mooi.
    Het interieur is iets gedateerd maar verder is alles wat nodig is aanwezig.
    Eigenaars zijn zeer vriendelijk
    Gezien de ligging moet je een auto (eigen vervoer) hebben. Het is 10 min rijden de heuvel op naar het Dorp Bracciano.
    Communicatie vooraf met eigenaar was erg goed en snel.
    Communiceren in Engels is prima mogelijk”
