Stone villa with a pool on an extensive site in a wonderful natural landscape

The villa is in the medieval village of Svetvincenat, nestled into the sleepy Nest Peresiji, on the outskirts of the village in the south of the Istrian peninsula. The old architecture of the village and the surrounding localities is well-preserved, and the area with a Mediterranean climate is strewn with vineyards and olive groves. The landscape is not only known for its cultural and historical heritage, but also for its wines and the excellent Istrian cuisine.

The stone villa is a detached country house with a quality interior and is ideal for couples or families with children, up to 10 in total. The 210m² of living space is spread over three floors and combines traditional materials with a modern interior, with particular attention to detail. On the ground floor there is the large living area with an open fireplace, a large flatscreen TV with satellite reception and a lounge area, as well as a gallery, ideal for relaxing. Right next to it is the dining area with a fully-equipped kitchen. Here there are also a bathroom and a utility room. An Internet corner is available. On the other side of the entrance area there is a double bedroom with an en-suite bathroom. The first floor has two double bedrooms with en-suite bathrooms. On the second floor there is a master bedroom with large bathroom. On the same floor there is also smaller fifth charming bedroom for two, the large bathroom is shared. This two bedrooms have been designed with special attention to details like stone walls, wooden ceiling and leather beds which all create a romantic atmosphere that will leave you breathless. The Villa is also equipped with extra baby beds (cots) which can be positioned in any of the bedrooms. Wireless Internet access is available throughout. The ground floor is wheelchair-accessible. All the bedrooms have TV/SAT, LCD TV except the smallest one on the 2nd floor and have A/C.



The ground-floor provides direct access to the pool area, the dining area and the extensive garden. A roofed terrace with a grill offers the perfect dining corner by the pool. The pool area with the 8 x 4m pool has deckchairs and parasols. Stone walls enclose the site and ensure absolute privacy. Three parking spaces are available.

The castle in Svetvincenat is worth a visit. The village is also an artists’ centre in summer, with a range of cultural events. Many restaurants in the vicinity offer Mediterranean dishes with unforgettable flavours and aromas, using natural ingredients. The tourist towns such as Pula with its Roman amphitheatre, as well as Brijuni National Park with an 18-hole golf course are just 20 minutes away by car. It is the same distance to the Adriatic coast with its crystal clear water and water sports possibilities, or to the town of Rovinj with its good shops or organised boat trips to Venice. The region of Istria is a visual feast with its mountain chains, fields, valleys, vineyards and olive groves, as well as the sea.

    “Haus und Garten waren in jederlei Hinsicht perfekt und für eine ausreichend große Gruppe mehr als bezahlbar. Solange man kein Problem mit einer etwas längeren Fahrzeit von mindestens 30 min zu allen Stränden und interessanten Orten hat, kann ich es nur empfehlen.”

    “Sehr empfehlenswerte Unterkunft Positiv: Sehr gut und täglich genutzt war der überdachte Barbeque Grill mit dem großen Tisch und der Möglichkeit abends den Raum mit Vorhängen gegen die Kühle abzuschirmen..Außergewöhnlich auch die Hilfsbereitschaft unserer Vermieterin, die uns, wenn nötig. mit Rat und Tat zur Seite stand. Hervorzuheben war auch die Erstversorgung mit Brot, Wurst, Käse und Wein. Negativ: Wir hatten eine bis spät in die Nacht feiernde Jugendgruppe in einem Nachbarhaus. War etwas störend aber noch erträglich.
    Nächste Einkaufsmöglichkeit für Brot und Lebensmittel ist Svetvincenat (2,5 km)”

    “alles super Positiv: Tolle Aufteilung der Räumlichkeiten; besonders freundlicher Empfang mit Basisversorgung Wurst, Käse, Brot, Getränke; ausreichend und gute Handtücher, ...; Duschbad am Pool Negativ: Bad im 3. Stock nur mit Badewanne, keine Dusche”

    “Auch für Familien nur zu empfehlen. Wir kommen gerne wieder. LG, die Drei Familien aus dem Eichsfeld. Positiv: Der persönliche Kontakt zu den Vermietern, die uns stets mit Rat und Tat zur Seite standen. In der zweiten Woche gab es noch ein selbst zusammen zubereitetes Abendessen mit lokalen Spezialitäten. Negativ: Es gab für uns nichts zu beanstanden”

    “Die Ausstattung und Sauberkeit des Hauses ist top. Es ist ein sehr schönes Haus für ca. 8 - 10 Personen mit einem tollen Pool und einem gepflegten Garten.
    Auch die Vermieter sind sehr freundliche Menschen, die uns viele Tipps für Ausflüge, Strand, etc. gegeben haben und immer erreichbar sind, falls etwas nicht in Ordnung ist.
    Die Lage des Hauses ist allerdings für Radfahrer nicht gut geeignet, da es fast keine Radwege gibt und man oft die Landstraßen fahren muss.”
