Herce Property is a minimalist design house located a few meters from the sea in the Maioris urbanization in Llucmajor. It has a high architectural value and offers all its visitors a truly unique experience. An infinity pool with ocean views and huge south-facing windows allow for an unparalleled sunset view.



The house and surroundings

It has capacity for up to 8 people, with 4 double bedrooms en suite, individual air conditioning in each room, an unheated outdoor Jacuzzi, non heated T-shaped pool, lounge, living room, dining room, kitchen, guest toilet, garage, 3 bicycles, a fireplace, underfloor heating, garden, barbecue, gym, sauna and library.



Its minimalist design guarantees a comfortable and sophisticated stay because simplicity combined with good taste has no limits. It was designed with privacy and symmetry in mind.



The neighborhood is quiet, safe and distinguished. The beach is just down the cliffs, a 20 minute walk, it is worth all the efforts, since it is a unique landscape.



The property is a 20-minute drive from Palma and 10 minutes from the airport.



Details

The 2 main bedrooms share an en-suite bathroom with shower and bathtub, as well as stunning sea views. The two main bedrooms have a generous sized balcony. The third en-suite bedroom has views of the sea and the fourth en-suite bedroom has views of the private garden. All bedrooms have high quality mattresses, towels and bedding.



The living room has a 42' TV with Apple TV (where you can watch your favorite channel), Sonos sound system, 2 sofas and a table.



The living room is furnished with 4 comfortable armchairs, 3 wooden coffee tables and a fireplace perfect for relaxing on cold winter nights. The library is stocked with a wide variety of books for your pleasure and a desk for those who must work.



The dining room has a table and chairs with capacity for 10 people and all the utensils are at your disposal to set the table.



The library, the living room, the living room and the dining room share the same space but are subtly separated and make up different environments. The whole house offers exceptional sea views, including the kitchen.



By opening the windows throughout the house, the sea breeze acclimatizes the space to enjoy the fresh heavenly air in the hot summer months. Electronic blinds can be dimmed, allowing you to choose the amount of light and air that passes through. Similarly, a fireplace and underfloor heating create the perfect environment for winter accommodation as well.



The kitchen is fully equipped with cutlery, plates, glassware, crockery, pots, pans, and other essential utensils for cooking and eating. It also has a Nespresso coffee machine, microwave, toaster, oven, induction hob, steam cooker, washing machine, dryer, iron and fridge / freezer, making cooking a breeze.



There is a utility room accessible through the kitchen to store food and wine.



Infinity unheated pool

The infinity pool can be described in two parts. First: an upper level pool and hot tub. Second: a T-shaped pool surrounded by a wooden deck with sun loungers. The water cascades from the upper level to the lower level in a cascading flow that brings serenity.



Other things to note



There's a minor construction undergoing in the neighbour's house that can produce soft noises.



For safety reasons close all blinds when away or sleeping. To shut all blinds of the under floor there's a general button to the left of the door.



We don't recommend the services of nobody such as chefs, babysitter, teachers etc because we don't want to be involved. But you are free to bring anybody home.



It is safe to leave the car outside on the streets. But not over the sidewalk.



If too many electricity is used at the same time the power will go off. To have it on again go to the garage to the right side of the wooden door and set the switches up again.



There are no shades or umbrellas and we won’t arrange any. We recommend you to enjoy the views inside the pool over a float or air mattress and get a good shinny mediterranean than.



We have sacrificed security for design, therefore some places where should be fences there are not, such as pool area and staircases. On the other hand, the stone around the top pool area is slippery when wet, be careful. Please note no accident has never happened yet, because we always tell guests to be carefull. Theses two security concerns are the reason children under 12 yo are not recommended but they are welcome if their parents take full responsibility.

20% of the rental price if cancellation is made up to the 61st day prior to arrival
50% of the rental price if cancellation is made up to the 35th day prior to arrival
80% of the rental price if cancellation is made up to the 2nd day prior to arrival
95% of the rental price if cancellation is made on the day of arrival
The cancellation costs amount to at least EUR 40.
